Proposed development consisting of approximately 362,000 square-feet of retail uses, approximately 16,000 square-feet of office uses, and related amenities on a 33.7-acre site located between Highway 101 and Kenilworth Drive along East Washington Street. The applicant has applied for a Vesting Tentative Subdivision Map for the project. As proposed, the largest parcel would incorporate a proposed 139,000 square-foot Target store. The remaining parcels would include the additional retail uses as well as proposed neighborhood office uses. The parcels would total approximately 30.33 acres, with the remaining 3.41 acres being dedicated for purposes of right-of-way and easements for roadways and various public utilities. Site amenities would include plazas, pedestrian and bicycle paths and connections, and facilities for improved transit access. The site is adjacent to the Sonoma-Marin County Fairgrounds.
