The Haystack proposal is a Mixed Use project comprised of 101 new residential units in a variety of types including flats, flex-units, town homes, and town homes over ground level commercial in very close proximity to the existing downtown. The project also proposes 36,052 square feet of commercial space for retail, office or restaurant space. There is an additional 11,465 square feet of flex space which can be used for residential, residential, and/or office. The project is within the Central Petaluma Specific Plan. The project has been designed as a sustainable community with many resource and energy conservation measures. The project includes a pedestrian concourse which links the Petaluma River to the historic railroad depot site and creates a linear public plaza as well as an elevated central terrace for each half of the block that provides open space and amenities for the residents. Other site amenities are proposed to include: a restaurant and a café space, office, commercial, and flex space, bicycle storage, rainwater storage, a roof top garden, solar hot water and photovoltaic panels, and a green roof area. The density is proposed at 30 dwelling unit/net acre (25 units to the gross acre). One hundred thirteen (113) parking spaces are proposed on-site, each residential unit will be assigned one, and 41 parking spaces are available curb-side.
