The proposed project is a 19-lot subdivision to allow for the construction of single-family homes on an 8.6 acre site at 674 Sunnyslope Road in southern Petaluma, California. The Applicant requests approval of a Planned Unit Development (PUD) Amendment and Vesting Tentative Map. The proposed project would occupy 6.1 acres of the 8.64 acre project site for streets, driveways, building envelopes and associated areas of grading. Major grading would be limited to the construction of the access road, private driveways and building pads. Approximately 29 percent (2.5 acres) of the project site would remain in an undeveloped condition in a scenic open space easement. The proposed project would include an irrevocable offer of dedication for a public easement along the southerly boundary, within an area designated as the Urban Separator Path in the City’s General Plan. A total of nineteen (19) houses are proposed for the project site, totaling 52,465 square feet of building space. The proposed houses range from 1,089 to 3,663 square feet with an average size of approximately 2,761 square feet. Each home would have 3 to 5 bedrooms and 2 to 4.5 bathrooms and would have a Craftsman or Neo-Eclectic architectural style. Lots 1 and 2 are proposed for on-site affordable housing in a zero lot line duplex fronting the private street. The structure would be architecturally consistent with the other houses in the proposed project. The existing historic residence on lot 19 would be retained and remodeled as part of the proposed project. The remodel would entail: demolition and replacement of the front façade, addition of a rectangular bay window to the eastern half of the rear wall, demolition of nearly all interior walls and addition of a tandem garage at the rear of the house. The existing double-hipped roof, decorative brackets under the eave, round columns at the entry and large bay windows would be retained to preserve the historical character of the house.
